Most consequential real estate decisions are made inside a single assumption. The market will keep climbing. The market is about to fall. Now is obviously the wrong time, or obviously the right one. That quiet certainty feels like clarity, yet it is often the very thing that leads a buyer or seller straight into a decision they later regret. There is one question capable of dismantling that false certainty before it costs you, and it takes only a moment to ask.

The most valuable habit in real estate is a single question. I prefer to teach in concepts rather than circumstances, because a concept travels. Learn it once, and it applies across a hundred different scenarios, whereas advice tied to one specific situation must be retaught endlessly. The concept I return to most often is a question I coach people to ask the instant they enter decision-making mode: what if the opposite happens? A rare few are natural skeptics who weigh the downside instinctively. For most of us, that path is not the one we travel on our own, which is precisely why the question is so valuable.

A market gripped by certainty is where the question proves itself. Consider the earliest days of the COVID market. Nearly everyone was convinced that prices were about to collapse, and that conviction hardened into inaction. I worked through a long list of calls with my active clients at the time, and to each of them I posed the same question. What if the opposite happens? What if housing becomes scarce rather than abundant, demand intensifies rather than evaporates, and prices rise rather than fall? What, then, is the cost of waiting?

One couple turned a shared assumption into a rare opportunity. Our conversation began where most did in that moment, with the premise that the search should be paused because no one could reasonably buy a home during a lockdown. Once we sat with the opposite possibility, everything shifted. Rather than retreat, we chose to lean in while the rest of the market stood still. We pursued homes that had been withdrawn from the market because they could not be shown, and in one instance arranged for the tenant living in the property to record a walkthrough video. That recording became the tour. We then structured an offer that placed the couple’s first in-person showing immediately before the final walkthrough at closing, so that once the world reopened, they could view the home, complete their walkthrough, and proceed without losing a step.

The result was a decision they have never regretted. The strategy worked beautifully. The couple closed on a property they had seen only on video, a home they still own today as an investment, and one they count among the best decisions they have ever made. None of it would have happened had they accepted the prevailing assumption that the market would fall and buyers should wait. A moment spent weighing the opposite, much like the discipline of not letting emotion drive a decision, changed the entire trajectory of their move.

The discipline matters well beyond real estate. I encourage you to bring this question into the decisions around your home, and into the choices that have nothing to do with property at all. Develop the muscle of pausing before you move, and ask yourself honestly whether you are truly considering every outcome. On occasion, weighing an alternative reveals a far greater pain you had never anticipated, and recognizing it early is exactly what allows you to steer clear of it.
