I’ve been watching the market closely, and we’re heading into a seasonal shift that can work to your advantage, whether you’re on the buying or selling side. If you’re in doubt, here’s a quick overview of New Jersey’s real estate market.

Before COVID-19, the housing market here in New Jersey had a pretty predictable rhythm. Spring would bring a rush of new listings, creating a lot of action between buyers and sellers. By summer, things would slow down, only to pick back up again in September and October as sellers who wanted to close before the holidays brought their homes to market.

When the pandemic came along, it threw that cycle out the window. Instead of the usual peaks and dips, we saw steady activity all year long. That became the norm for a while, and it felt like the old seasonal patterns were gone for good.

Over the past few years, though, I’ve noticed the old cycle starting to return. We’re seeing the same seasonal flow we had before, and that means the next big uptick is coming soon in mid-September through the end of October.

What it means for buyers and sellers. If you’re looking to buy, that’s when more homes are likely to hit the market. With more inventory, you’ll have more choices and a better shot at finding the one that’s just right for you.
