Does hiring the wrong agent affect how much your home sells for in New Jersey? I often hear the phrase, “Not all real estate agents are created equal.” While I believe all people are created equal, the results they deliver—especially agents—definitely are not. When you’re selling one of your biggest financial assets, being smart about it can make a huge difference financially.

Let me share a real story: Before the pandemic, my business partner and I listed a high-priced home that didn’t sell right away, which was normal for that price range. After a few weeks, we received two offers from well-known local agents.

One offer included a letter urging the seller to accept, claiming it was the best they’d get. While it was tempting, we advised the seller to wait and allow us more time to market the property. A few months later, that patience paid off, and the home sold for over $1 million more than the earlier offers.

This result comes from strategy, not luck. Anyone can put a home on the MLS, and technically, a homeowner could even do it themselves. But getting top dollar takes more than just listing it. You need the right network, a smart strategy, and a clear plan for how to present the home in the best light. It’s also about knowing how to attract serious buyers and how to negotiate once they’re interested.
