When does the spring market really begin? Most people think it shows up around Easter, but if you spend enough time in real estate, you realize pretty quickly that the spring market starts much earlier than that.
Looking ahead to 2026 in New Jersey, the market is shaping up to experience some noticeable changes. At the same time, not everything is changing. Some familiar patterns will remain, and understanding both sides of that equation is important when setting expectations.
One of the biggest factors in play is the potential for lower interest rates. If rates do come down, buyers may be able to afford more than before. In a tight market, that added buying power could start to push prices higher. At the same time, many homeowners who have wanted to move but felt stuck by their current mortgage rate may finally feel comfortable selling, which could help bring more homes onto the market.
What this creates is a situation where buyers are stronger financially, and more sellers are entering the market at the same time. That combination could lead to an increase in the number of transactions taking place. That’s good news for realtors, but it’s also good for consumers because it means more options exist in both directions.
Moreover, buyers are starting to get a little power back in their step, and we’re already seeing signs of that. For years, buyers often felt like they had no real options. When issues came up, they either stayed quiet and moved forward or reluctantly continued with a purchase because there wasn’t much else available.
As the market moves back toward balance, transactions can become more challenging. Deals are simpler when one side holds all the power, like after 2010 to 2012 for buyers, or after the pandemic for sellers.
Now, with both inventory and buyer strength rising, buyers gain more leverage, which often leads to longer negotiations and more back-and-forth.
